ASBESTOS SURVEYS & REMOVAL

A Pre-refurbishment asbestos survey (type 3 asbestos survey) is used to locate and identify, as far as reasonably practicable, all asbestos - containing materials in the building.

What will it involve?

It will involve destructive inspection where necessary, to gain access to all areas to ensure accurate identification and locations of any areas containing asbestos so it can be removed in preparation for refurbishment works.
Due to the intrusive nature of the survey, it should not be undertaken in a property that is occupied or due to be reoccupied after the survey has been completed. Electrical, mechanical and gas services should be isolated to enable the asbestos surveyors to access all areas. It should be undertaken alongside a project specific plan of work to ensure that the survey covers all areas planned for refurbishment.

What does the law say?

A pre-refurbishment asbestos survey is required under the Construction Design and Management Regulations 2012.
If you own or are responsible for a commercial building that you are planning to refurbish and you fail to manage the asbestos correctly you could expose individuals to asbestos fibres resulting in a prosecution and imprisonment.

Do I Need a Pre- Refurbishment survey?

We have experienced and qualified consultants available to advise as to which survey is the most appropriate.
Asbestos only becomes a problem once it’s disturbed and the fibres airborne.
Any building built prior to year 2000 can contain asbestos.
ALL non-domestic buildings must be subject to an asbestos survey.
There is a legal requirement to remove ALL asbestos materials prior to the building being refurbished.
Preventing exposure to asbestos dust will protect against related illness and fatal diseases.

Every non-domestic property must have an Asbestos Management Plan as stated by The Control of Asbestos Regulations 2012. This regulations purpose is to explain how the person responsible for the building, the Duty Holder, intends to manage the asbestos present to prevent persons being exposed to the asbestos.

A management plan is required for as long as you have asbestos-containing materials present in your buildings and a schedule for frequency of monitoring.

Any plans for work on asbestos containing materials;
The schedule for monitoring the asbestos materials
Informing people who may come in to contact, and have the potential to disturb, the asbestos about your decisions to manage.

Asbestos Management Surveys are required on any building built or refurbished before 2000. Its purpose is to locate as far as reasonably practicable, the presence and extent of any suspect Asbestos Containing Materials in the building which could be damaged or disturbed during normal occupancy, including foreseeable maintenance and installation, and to access their condition.

What will it involve?

Asbestos Management Surveys can involve minor intrusive work and some disturbance the extent of intrusion will vary based on building type and structure of the premises and will depend on what is reasonably practicable for individual properties. On completion of a management survey, you will be provided with a full report detailing the location and properties of any asbestos found within the building.
We will include a risk assessment identifying and rating the condition of the various Asbestos Containing Materials found and their ability to release fibres into the air if disturbed. This will give a good indicator of priority for managing Asbestos Containing materials.
Asbestos Management Surveys will generally cover routine and non-intrusive maintenance work.

Duty to Manage

In order to manage the risk from asbestos in non-domestic properties the duty holder must ensure that a suitable and sufficient assessment is carried out. – Control of Asbestos regulations 2012
